For Buyers

A home inspection is an important precaution before making the largest single investment of your life. It may identify serious defects as well as safety issues that can protect you and your family. When performed by a trained professional, an inspection will reveal information that will educate you about the condition of the home, prioritize repairs, explain proper maintenance, and even provide helpful energy saving tips.

An inspection includes:

  • A thorough, visual inspection of the structure of the house from roof to foundation
  • A non-invasive examination of all the home's mechanical and structural elements
  • A printed report explaining all areas of concern and recommendations for improvement

You should book an inspection as soon as possible after you reach a written agreement of purchase with the seller. Ensure your realtor has included a clause making the purchase contingent on the satisfactory findings of a professional home inspection.  If the seller doesn't want you to get an inspection, you don't want to buy their house.  A thorough home inspection will take anywhere from 2 to 4 hours to complete. It is important that you attend the inspection, if at all possible, in order to get the most value out of it and to properly understand any areas of concern.
